Ajman Emiri Decree No 4_2008 On The Draft Development Area Come Out With Consensus Recommendations Sanaya
Ajman Emiri Decree No. 4/2008, titled "Emiri decree no. 4 of 2008 concerning al Zorah area development project in Ajman," was issued by Humaid bin Rashid Al Nuaimi, the Ruler of Ajman. The decree focuses on the development of the Al Zorah area and establishes the Al Zorah Free Zone, which will be administratively under the Ajman Free Zone Authority. The decree grants exclusive concession rights to the Al Zorah Development (Private) Company Limited for the development of the Al Zorah area. The company is responsible for designing, planning, and developing the area, acquiring lands and real estate, executing infrastructure works, marketing and selling developed lands and real estate, managing and operating buildings and utilities, providing value-added services, and engaging in financial operations related to the project. The decree emphasizes the company's responsibility to comply with laws and regulations related to environmental protection, building supervision, and real estate development in the Emirate. The company must implement safety and security measures, conduct periodic maintenance, and provide insurance coverage for employees and third parties. The representatives of the Municipality and the impartial consulting engineer have the right to access construction sites and examine the buildings and utilities of the project to ensure compliance. Furthermore, the decree highlights the priority given to national and local contractors of the United Arab Emirates when granting contracts for construction in the Al Zorah area, as long as it is technically and practically possible. The company is also encouraged to buy construction materials and other required materials from the local market, as long as the quality, specifications, and prices of these materials are competitive and do not hinder the company's ability to fulfill its obligations. Additionally, the company is required to consider the policies set by the government of the United Arab Emirates regarding the training and recruitment of nationals of the country. Overall, the decree aims to facilitate the development of the Al Zorah area, attract foreign investments, and promote economic, touristic, social, and cultural prosperity in Ajman, while also prioritizing local contractors and materials and supporting the training and employment of UAE nationals.
